Description of Proposed Development:

The proposed Official Plan Amendment application and Zoning By-law Amendment application would redesignate the subject property from Rural & Environmental – Flood Prone Areas to Residential & Environmental Protection – Wetlands. Additionally, the Zoning By-law Amendment would rezone the subject property from Rural (RL) Zone and Environmental Protection (EP) Zone to Residential, High Density, Apartments with Special Provisions (R5-XX) and Environmental Protection with Special Provisions (EP-XX) Zone.

The applicant is proposing to develop a range of mixed residential housing including four-hundred and three (403) townhomes, ninety-six (96) retirement ‘bungalink’ homes and sixty (60) apartment units for affordable housing for a total of five-hundred and fifty-nine (559).

The applicant has proposed an alternative concept which would include four-hundred and eighteen (418) townhomes, ninety-six (96) retirement ‘bungalink’ homes for a total of five-hundred and fourteen (514) units. Both proposals include the following: a stormwater management pond, two (2) naturalized parks, a kiddie park and one (1) programmed park area, wetlands and buffer, a private sanitary pumping station, trails, sidewalks, and terraced garden plots for both proposals.
